As an additional service to our customers, we offer a fast conveyancing quotation service to get your purchase and/or sale moving as quickly as possible.  We have access to over 200 solicitors around the country, all individually rated by past clients.
There is never a charge if your sale or purchase does not complete.

Your Conveyancing Quotation Explained

You should be aware that there is no set standard for the information that should be contained in a Conveyancing quotation.  However, here are some of the frequently used terms that you may come across:

  • Legal/Solicitors Fee
    The fee that your solicitor or licensed conveyancer will charge for undertaking the legal work involved in buying, selling or remortgaging your property.
  • Telegraphic Transfer Fee
    An electronic means of transferring funds. A payment made by telegraphic transfer arrives in the chosen bank account that same working day.
  • Online ID Check
    The online ID fee is a charge to check your name against your address as part of your Conveyancer’s Anti-Money Laundering procedures.  It provides signature verification and identity check, and will also include a sanctions check as part of the process.
  • No Completion, No Fee
    This is a guarantee that means if your transaction doesn’t complete for any reason, you will not be charged for your Conveyancer’s time.  Please note that if any disbursements have been paid for (searches for example) then these cannot be refunded.
  • Second Search Promise
    If you are buying a house and the transaction falls through at no fault of your own, all searches that are usually required for a purchase transaction for your next purchase are free of charge (terms and conditions apply).
  • HMLR Registration Fee
    When buying a house, this is a fee that is charged for registering you as the new owner with Land Registry. Please note that if the property has never been registered at a Land Registry, there may be an additional fee.

Another new service that we are offering is to quote for Buildings Surveys on residential properties.

Mortgage Valuation

The minimum requirement set by mortgage lenders is the Mortgage Valuation which is paid for by the applicant directly to the lender on application (unless offered free of charge with a particular mortgage product).
A Valuer is instructed on behalf of the lender to visit the property to be purchased/remortgaged to make sure that it is suitable security for a mortgage. In some cases, a drive-by or online valuation report is completed by the lender’s own Valuer if an internal inspection is not deemed necessary.

Condition Reports & Home Buyer Reports

The next level of Surveys are called Condition Reports and Home Buyer Reports.  These are more in depth than the Mortgage Valuation and include details of urgent/serious repairs and expenditure that need to be noted prior to any transactions taking place and to be completed once the transaction goes through.

Full Building Survey

The most thorough survey is the Full Building Survey.  In addition to the information provided on a Mortgage Valuation, Condition Report or a Home Buyers Report, the Full Building Survey is a structural survey which establishes how the property is built, what materials were used and how these will perform in the future.
In addition it aims to outline the repair options, repair timeline, and explain the consequences of not acting and is the most detailed visual inspection of a wider range of issues, including the most thorough consideration of the roof space, ground floors and services and energy efficiency.

N.B. If a Full Building Survey is completed by a Structural Surveyor separately to the lender’s Mortgage Valuation, a Mortgage Valuation will still need to be undertaken by the lender’s own approved Valuer because they need to know if the property fits their specific lending requirements.
