Information about our services and costs:

This Agreement

This is our standard client agreement upon which we intend to rely. It explains the services you are being offered and the manner in which these services will be carried out. For your own benefit and protection, you should read these terms carefully. If you do not understand any point, please ask for further information.

Before we provide services, you will be sent a personalised version of these terms to sign.

Our Status

Turney & Associates Ltd (‘we’) are authorised and regulated by the Financial Conduct Authority (“FCA”) as Mortgage and General Insurance Advisers. We are regulated by the FCA and are listed on the Financial Services Register, our Financial Services Register number is 311607. We will observe and act in accordance with the principles, rules and guidelines of the FCA. We accept instructions to act for you on this basis. Certain financial products and services are not regulated by the FCA and may not fall within the remit of the protections of the UK regulatory system. We will tell you in writing, if this applies to any of the products or services, we recommend to you.

All of our mortgage and insurance advisors are fully qualified, and possess the technical knowledge to give advice.

We charge a fee for the service we provide. We are sure you can appreciate it takes time and expertise to research your case, reviewing the whole of the market to find the best possible rate/product for you, something an individual Lender/Provider will not be able to do. Therefore, we ask that you read our Client Agreement/Terms of Business to reiterate what your adviser has explained verbally. Our terms and conditions are set out below.

We provide an independent advice service. This means once your personal information has been provided to an adviser and our research conducted, we will make our recommendation. This will be in the form of a mortgage illustration or confirmation of rates suitable for your needs that could be obtained or a quotation for protection products.

Mortgages

We can offer mortgages from the whole market (excluding direct lenders-products).

We will advise and make a recommendation for you after we have assessed your needs; we are able to advise you on the following regulated and non-regulated mortgage products or advice events: a new purchase, first time buyer, remortgage, further advance, right to buy, shared equity, help to buy, product transfers, second charge mortgages, equity release, commercial mortgages, and semi-commercial mortgages. NB: commercial, semi-commercial and buy to let properties are not regulated, excluding consumer buy to let which are regulated.

Non-Investment Insurance

We can provide advice on products from a range of insurers for non-investment insurance contracts. Please note you are not under obligation to purchase any of the recommended products we have listed below.

We will only advise and make a recommendation for you after we have assessed your needs for non-investment insurance contracts. These include life insurance, critical illness, household, accident sickness and unemployment, income protection, private medical, permanent health, public liability and commercial insurance. This service is included as part of the mortgage advice service fee, and we will review your requirements periodically to ensure you are always fully protected, at no cost to you.

What will you have to pay us for our services?

An agreed upon fee (see table below) is payable on completion of your mortgage. We will also be paid commission by the lender. A higher agreed fee will be payable in the following circumstances:

  • You, the client, decide not to proceed after recommendation i.e.: a mortgage illustration(s) or information on mortgages that could be achieved, has been provided. A mortgage illustration will also tell you about any other product related fees in relation to the mortgage.
  • You, the client, decide to go direct to the lender, another lender, another broker or purchase as a cash buyer, after a recommendation (mortgage illustration) has been provided.

If a property transaction fails due to no fault of you, the client, the original agreed fee will still be payable (see table below), however when you are in the position of purchasing a new property no fee will be charged.

In agreeing to this service, you agree to pay the relevant fee within 14 days of payment being requested. If unpaid after 14 days, we reserve the right to charge interest on the outstanding balance due at The Bank of England Base Rate.

What’s included?

In addition to mortgage and insurance advice relating to the transaction, when your product is due to renew or expire, we may contact you to offer a review of your offer or circumstances. Where you require additional advice in relation to a mortgage product, product transfers/rate switches will be undertaken free of charge for existing clients. All clients, existing and new, will not be charged an additional fee for any general insurance or life insurance recommendations or administering of products undertaken by the client.

You will be assigned a mortgage adviser who will be your case owner and your point of contact and available to you within office hours, excluding sickness or annual leave, in this scenario if your query is urgent, an alternative adviser can be made available to address any urgent service needs. This means you will be supported by someone who knows you, your needs and how best to help you. Additional support is available to any client at no additional cost to help you through the advice process; if you have any additional needs that require accommodation our ‘client support needs’ questionnaire is available on request. Cancellation Notice

Where advice has been provided for which, a fee was agreed, and you either decide to not proceed with the transaction, or having proceeded, outside the statutory cancellation period (14 days from signing a Terms of Business), you agree that a cancellation fee will be due and payable in those circumstances and that we may seek to recover any appropriate fees due from you for the work we have undertaken.

In choosing to exercise your cancellation rights, you agree to pay the relevant fee within 14 days of payment being requested. If unpaid after 14 days, we reserve the right to charge interest on the outstanding balance due at The Bank of England Base Rate.

This agreement continues throughout the lifecycle of the product for which we have given advice on unless terminated by yourself or ourselves. The termination request must be in writing; email info@turneyassoc.co.uk or letter Turney & Associates Ltd, 5-7 Covent Garden, Cambridge, CB1 2HS.

Credit Searches

Turney & Associates do not undertake any credit searches as part of our service, this will be completed by the lenders once a suitable product has been advised and an application made to the relevant firm.

Lenders We Use

Turney & Associates are an independent adviser, we are not tied to a particular lender or provider, and we will conduct research based on a client’s needs and objectives in relation to the mortgage or insurance product; we will recommend the product, provider or lender that best aligns with these requirements.

Financial Services Compensation Scheme (FSCS)

We are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Mortgage advising and arranging is covered up to a maximum limit of £85,000. Further information about compensation scheme arrangements is available from the FSCS www.fscs.org.uk. Non-Regulated products are not covered by the FSCS i.e. commercial, semi-commercial and buy to let excluding consumer buy to let.

Insurance advising and arranging is covered for 90% of the claim without any upper limit.
For compulsory classes of insurance, insurance advising and arranging is covered for 100% of the claim, without any upper limit.

Risk Warnings

We will inform you in writing of risks you need to be aware of, however please be aware that Mortgages are secured on your home. You could lose your home if you do not keep up payments on your mortgage.
